粵海置地(00124.HK)附屬以13億元競得佛山地塊
格隆匯11月25日丨粵海置地(00124.HK)宣佈,於2022年11月25日,公司的間接非全資附屬公司置地投資已透過公開掛牌競買程序成功競得目標地塊的土地使用權,最終成交結果待資格審查通過後,以簽署《成交確認書》為準。本次競得目標地塊的土地使用權的現金代價為人民幣12.9934億元。代價將以集團的內部資源撥付。
據悉,目標地塊位於中國佛山市禪城區汾江路西側、綠景路北側、綠影西街東側,分為A地塊和B地塊,佔地總面積約為40,642.18平方米,計容總樓面面積上限約118,121.55平方米。目標地塊性質為國有建設用地,其中,A地塊為商住混合用地,B地塊為居住兼容商業用地。
集團從事房地產發展及投資業務。目前,集團在中國深圳市持有粵海城項目及若干投資物業;在廣州市番禺區持有如英居項目、在越秀區持有拾桂府項目、在荔灣區持有寶華軒項目、在白雲區持有云港城項目;在江門市蓬江區持有陳垣路項目及江門甘化項目;在珠海市金灣區持有珠海金灣項目;在佛山市禪城區持有佛山拾桂府項目;在中山市翠亨新區持有中山粵海城項目;及在惠州市大亞灣區持有惠州大亞灣項目。集團一直積極考慮並探索在粵港澳大灣區及中國內地一、二線城市發展新項目的機會,本次收購目標地塊符合集團的核心業務及發展策略。
在目標地塊上投資及建設該項目,有利於實現集團堅持主力在大灣區的區域發展策略,是抓住大灣區建設機遇、佈局大灣區核心區域的重要步驟。
目標地塊位於中國佛山禪城區城南板塊,地處季華商務帶,距佛山地鐵1號線和在建地鐵4號線雙地鐵交匯站季華園站約200米,交通便捷,區位優越。目標地塊平整規則,體量適中,教育、醫療、商業等配套成熟。加上佛山市政府積極推出利好政策,放鬆人才購房門檻,調整為非限購區等,有效刺激區內購房需求,同時該項目可與集團於區內的佛山拾桂府項目互補形成協同效益,實現區域深耕,降本增效。該項目將對集團未來的持續發展產生積極影響,也符合集團及股東的整體利益。
置地投資成功競買目標地塊後,將會新成立一間全資附屬公司作為項目公司,由該公司持有及開發該項目。
