機構:美國租房市場進一步降溫 10月一居室和兩居室住宅租金兩年來首次同步下降
Zumper全美租金指數顯示,10月份全美一居室住宅的租金中位數環比下降0.8%至1491美元,兩居室住宅的租金中位數環比下降0.7%至1832美元,這是一居室住宅和兩居室住宅兩年來第一次同步下降。
在Zumper的榜單中,超過一半的城市房租環比下降,19個城市房租保持不變,在Zumper的前100名名單中,只有20%的城市房租環比增長。
放緩的趨勢也在Zumper的同比數據得以體現:在連續12個月以兩位數同比增長後,全國房租中位數同比增速下降至9.2%。
房價的下滑是由以下幾個因素推動的:部分城市上升的空置率、季節性趨勢的迴歸、以及最重要的因素,對經濟衰退的擔憂。
Zumper最近的調查顯示,76.2%的受訪者表示美國正處於經濟衰退中。但由於高利率和通脹將讓潛在住房買家考慮租房,Zumper預計租房市場依舊會保持緊張,所以租金在供需更加平衡前不會大幅下降。不過Zumper預計未來六個月將會有大量的出租房供應進入市場,給房東帶來競爭壓力並壓低房租。
