格隆匯3月29日丨綠地香港(00337.HK)公佈年度業績,截至2021年12月31日止12個月,集團的合約銷售總額約為人民幣330億元,已售合約總建築面積則約為282.58萬平方米。總收益約人民幣339.27億元。現金及現金等價物餘額(包括受限制現金)穩定維持於約人民幣105.88億元。集團擁有人應占純利約為人民幣21.55億元。擬派末期息每股普通股0.3港元。

2021年,雖然受新冠疫情、宏觀環境和政策調控影響,受益於豐富的資源、完善的體系及領先的管理,集團積極發展高質量項目,聚焦資源整合,實現精準的定價策略及項目定位,同時注重高銷售回款。集團2021年的合約銷售金額約人民幣330億元,對應合約銷售面積約為2,825,817平方米。回顧年度內,集團合約銷售額的主要來源分佈於長三角、大灣區、廣西及雲南等重點區域的項目,分別佔合約銷售額的約51%、31%、8%及7%。2021年度合約平均售價約為人民幣11,678元╱平方米。

2021年度。集團積極採取有效的措施及策略,把握機會新增土地儲備。截至2021年12月31日,集團共獲取11個項目,主要分佈於長三角及大灣區區域,合計建築面積約197.4萬平方米,足夠支持未來2至3年的發展需求。另外,綠地香港菁舍將繼續加大擴張步伐,位於上海、廣州的多個新店陸續開門迎客。以"時尚化、差異化、生態化"打造產品及服務,通過"租賃+互聯網+X"的商業模式創新,重新定義租賃市場並正式加快一綫城市擴張步伐。三個新項目已在年內簽約並開業,全年平均出租率均超過90%。同時,運營商業實現了質的提升。

公吿表示,未來,綠地香港將一如既往地專注房地產主業,竭力實現高質量地發展,堅持戰略勾地、租購併舉,抓住購地機會,進一步開發及儲備優質地塊,深耕泛長三角及泛珠三角地區等核心城市,穩定全國化佈局,以"創造美好生活方式"理念,打造綜合性的房地產集團。同時,集團將持續精益管理水平,謀劃發展新格局,推動企業高質量發展。預計未來五年,中國房地產市場調控政策整體仍將保持連續性和穩定性。長租市場將會加快發展,粵港澳大灣區市場存增長空間,"良性循環和健康發展"將成為主基調,房地產市場規模有望穩中向上。
