越秀房託(00405.HK):收購越秀金融大廈屬雙贏
越秀房託(00405.HK)近期宣佈以近78億元人民幣向母企越秀地產(00123.HK)收購越秀金融大廈。越秀房產基金主席、執行董事及行政總裁林德良表示,越秀金融大廈是廣州珠江新城CBD核心區的國際甲級商廈,完成收購後,越秀房產基金的經擴大中國物業組合估值將是香港同新加坡上市所有房託基金最大,並將提升每個基金單位分派約3.4%。
他表示,廣州寫字樓疫情影響輕微,目前廣州寫字樓空置率只有約7%至8%,看好廣州經濟產業動能,今年廣州政府打造21個產業集羣配合大灣區發展,料未來能吸引更多企業到廣州租用寫字樓。
他提到,今次透過三個方式爲收購代價融資,以做到最大化平衡,而目前綜合融資成本處於歷史低位,亦是較好收購時機。
他指,未來會持續審慎判斷內部和外部收購機會,並指今次收購體現與越秀地產商業互動模式,對越秀房託而言是注入優質資產好渠道,越秀地產亦可以獲得資金持續發展自身項目,認爲是雙贏局面。
