《周末樓市》新盤繼續暢旺成交達445伙 二手交投回落
剛過去周末(11日及12日)本港樓市成交繼續暢旺,一手成交達445伙,其中嘉里(00683.HK)與信置(00083.HK)合作黃竹坑站港島南岸第二期「揚海」周末次輪推售188伙,兩日共售出187伙。發展商隨即加推第五號價單共133伙,折實售價1,004.4萬元至6,957.6萬元,折實呎價31,388元至48,997元。 至於新地(00016.HK)天水圍濕地公園路1號住宅項目第一期「Wetland Seasons Bay」剛過去周六推售餘下266伙,價單發售的212伙即日全數沽清。新地副董事總經理雷霆表示,項目共進行四輪推售,三星期售逾1,120伙,套現逾80億元。而第二期Wetland Seasons Bay正申請預售樓花同意書,共涉388個單位,或於下月底推售。 另外,市場消息指,桂洪集團紅磡「曼翹」截至昨晚(12日)約8點累收2,600票,以兩張價單共推63伙率計超額認購逾40倍。而恆地(00012.HK)筲箕灣「THE HOLBORN」則累收約500票,以首張價單88伙計,超購4.7倍。 二手方面,中原地產十大屋苑本周末錄得10宗成交,按周減少2宗,跌16.7%,半數屋苑零成交,但仍企穩雙位數交投量,黃埔花園及沙田第一城各錄3宗交投,表現最佳。美聯剛過去周末10大藍籌屋苑錄得約12宗買賣成交,按周減少1宗,下跌約7.7%,惟仍連續30個周末保持雙位數。至於按15大二手屋苑計算,則錄得約14宗買賣成交,按周跌12.5%。 利嘉閣過去周末十大指標屋苑累錄11宗二手成交個案,較上周末的12宗減少1宗或約8%,惟已連續29周穩守在雙位數交投。而十大二手指標藍籌屋苑於周末兩日合共錄9宗成交,與上周末9宗比較,走勢持平。
