弘陽地產(01996.HK)公佈中期業績 銷售額增長55.7% 三道紅線零踩線
格隆匯8月26日丨弘陽地產(01996.HK)公吿,截至2021年6月30日止6個月,公司收入為人民幣129.645億元,較2020年同期增加34.7%,其中商業經營及酒店經營收入上升39.4%至人民幣3.14億元。淨利潤為人民幣9.9億元,較2020年同期增加10.6%。
集團資產負債比率(債務總額除以總資產)於2021年6月30日約為76.7%(於2020年12月31日:約為77.0%)。集團的流動比率(流動資產除以流動負債)於2021年6月30日約為1.40倍,於2020年12月31日則約為1.39倍。於2021年6月30日,現金短債比(現金及銀行結餘除以短期借貸)約為1.69倍,於2020年12月31日則約為1.62倍。
上半年集團合約銷售強勁,結構逐步優化。共實現合約銷售金額人民幣491.5億元,較上年同期增長55.7%。合約銷售面積2,904,796平方米,平均價格為人民幣16,920元╱平方米。其中一線和新一線城市佔比約五成,長三角和江蘇保持一定市場領先優勢,大灣區和成渝都市圈增長下載。
穩步鞏固全國化佈局,持續推進聚焦和深耕。上半年堅持踐行做透大江蘇、深耕都市圈、做強中心城的投資戰略,深耕長三角、大灣區、成渝、山東半島、長江中游等全國最優質都市圈。於2021年6月30日,集團土地儲備總建築面積約為21,005,050平方米,其中67%位於一線、新一線及二線城市,為集團未來穩健發展提供了充足的支持。上半年新獲得土地儲備中,一二線城市佔比78%,其中江蘇省新增貨值超過一半。
財務保持穩健,資本市場認可度繼續提升。集團堅持穩健的財務結構,2020年末已滿足三道紅線的全部要求,三道紅線數據全部歸為綠檔;報吿期內,集團繼續實現了三道紅線零踩線,持續穩健的財務管理。2021年1月成功發行了公司歷史上年期最長,利率最低,規模最大的境外美元優先票據,並於2021年5月成功發行第一筆綠色美元優先票據。
下半年集團將堅持聚焦深耕、雙輪驅動,利潤優先的有質量可持續穩健發展戰略,圍繞客户需求進行研究和價值創造,做好產品和服務,持續提升品牌影響力和美譽度。堅持做透大江蘇、深耕都市圈、做強中心城的投資策略,實施多元化的投資渠道拓展,堅持優勢互補的合作開發;持續進行商住協同、互相賦能和促進,努力提升住宅投資效益,增加商業資產估值。
