龍光集團(03380.HK)公佈中期業績 銷售額升59% “三道紅線”指標保持全部綠檔

格隆匯8月26日丨龍光集團(03380.HK)發佈公吿,截至2021年6月30日止6個月,公司收入為人民幣351.7億元,同比增長13.3%;公司擁有人應占核心溢利為人民幣55.8億元,較去年同期增長4.6%。期間淨利潤為人民幣65.0億元,核心溢利為人民幣58.6億元,同比增長7.2%,核心溢利率為16.7%。宣派現金中期股息每股49港仙,派息比率持續穩定,股息總額佔公司擁有人應占核心溢利約40%。

公司現金及銀行存款餘額為人民幣420.6億元,淨負債率為60.8%,資產負債比率(扣除預收賬款後)為69.0%,現金短債比為1.85倍,“三道紅線”指標保持全部綠檔。財務持續穩健,惠譽確認公司的國際信用評級為BB,展望調升為正面。穆迪調升公司的評級為Ba2,展望為穩定。此外,集團獲納入恆生ESG50指數,可持續發展成果獲得國際資本巿場認可。

期間公司融資成本持續下降,新增融資成本4.6%。於2021年6月30日,加權平均融資成本5.4%。未來,集團將不斷探索多元化的低成本融資渠道,確保集團能夠持續穩健發展。

2021年上半年,公司繼續在大灣區及長三角地區發揮其市場優勢,取得不俗的銷售業績。期間集團實現權益合約銷售約人民幣736.4億元,較2020年同期上升了約59%。於2021年下半年,集團重點推出的項目有深圳龍光總部中心、惠州龍光城、上海臨港新城及上海龍光天境。

於2021年6月30日,集團的土地儲備的總建築面積約為85,557,351平方米,平均土地儲備成本為每平方米人民幣5,382元,若以貨值計算,粵港澳大灣區及長三角區域佔比約為85%。

公司表示,集團將持續鞏固提升“城市綜合服務商”地位,堅持區域深耕戰略,建立立足地產產業鏈的綜合商業模式,多維度滿足城市居民需求。基於優質充裕的土儲和強大的戰略執行力,集團將繼續完善粵港澳大灣區,長三角都市圈,西南城市羣和中部城市羣的全國性佈局,充分發揮城市更新業務的差異化競爭優勢,並培育多元化收入來源,為投資者創造長期價值。
