華僑城(亞洲)(03366.HK)公佈中期業績 轉虧為盈1817萬元 基金管理規模逐年提升
格隆匯8月24日丨華僑城(亞洲)(03366.HK)發佈公吿，截至2021年6月30日止6個月，公司實現收入約人民幣2.00億元，其中綜合開發業務收入約人民幣1.91億元。公司權益持有人的應占利潤約為人民幣1,817萬元，較2020年同期經重述權益持有人應占虧損約為人民幣2.01億元轉虧為盈。
期間集團的毛利率約為23.6%（2020年同期：約6.0%），較2020年同期上升17.6個百分點，其中：綜合開發業務的毛利率約為20.1%，較2020年同期上升17.3個百分點，主要原因為上海寶格麗酒店毛利上升所致；融資租賃業務的毛利率約為75.2%，較2020年同期上升46.3個百分點，主要原因為利息費用減少所致。
2021年以來，集團基金管理及參與投資總規模約43億人民幣。投資上，集團旗下首隻主動管理基金華僑城旅文科技基金陸續佈局具有細分領域龍頭潛力的優質企業，完成了家居互聯網平台麗維家、船用電力驅動系統研發及製造公司逸動科技的投資；全面加強戰略協同，以1.4億港元投資中國知名IP小黃鴨B.Duck的授權運營商德盈控股國際有限公司9.5%股權，依託華僑城集團文旅優勢產業，實現相互賦能的良好協同效果。
此外，適當加大投資兼顧流動性及收益性的快週轉產品。管理上，及時優化多項內控程序，對在管基金、被投企業加強管理，嚴守風險底線。退出上，選擇成熟項目及合適時機獲利退出，實現廈門潤禹基金部分投資項目退出，迴流現金約12.5億人民幣，預計下半年完成全部退出；進一步在二級市場退出同程藝龍股份，自2020年8月1日連串出售回籠資金總計約18.8億港幣；參投基金投資項目深圳市利和興股份有限公司（股票代碼：SZ301013）實現深交所創業板上市，打通未來退出主渠道。此外，集團旗下資產管理公司獲髮香港證監會第4、9類牌照，將擴大募資渠道，同時向客户提供更加多元化的跨境資管服務，把握中國資本雙向流動的投資機會。
公司表示，集團戰略轉型已取得階段性成效，基金管理規模逐年提升，多個被投項目達到退出標準並獲取投資收益，“募、投、管、退”能力得到全方位提高。為把握中國經濟強勁復甦以及各類新經濟、新業態的蓬勃發展為市場提供的優質投資機會，2021年下半年，集團將持續強化科技、消費、新型城鎮化等核心領域的投資佈局，不斷擴大主動管理基金規模，提升投後數字化管理水平，並加快存量資產盤活與週轉、優化資產結構和財務資源配置，以進一步夯實戰略轉型的基礎、豐富戰略轉型的成果。
