上坤地產(6900.HK)首次發行2.1億綠色美元債 資本市場信用進一步積累
2021年上半年，各種政策持續收緊下，房企融資規模大幅下降，境內融資進一步收緊，對比之下，房企境外債規模有所上升。7月19日晚間，上坤地產(6900.HK)發佈公吿稱，發行總額為2.1億美元364天優先票據，年利率為12.25%。
據瞭解，此次發債為上坤地產綠色債券的首次嘗試，該筆綠色債券已獲得香港品質保證局頒發的綠色債券發行前階段證書，在去年新上市房企中，僅有祥生地產及上坤地產發行了綠色美元債。從認購情況來看，海外投資者對於這家資本市場新鋭保持期待和看好。業內人士直言，公司成功發行2.1億規模的綠色美元債，進一步體現了國際市場對公司的認可，不但有利於上坤地產積累資本市場信用，還將為接下來的融資積累良好的資本市場信用，為未來融資活動等事項順利進行打下良好基礎。
公司此前發佈的首份ESG報吿顯示，在生態共建的路上，上坤地產已取得一些成績，截至2020年底，上坤地產已經有68個項目獲得綠色建築認證或評價，綠色建築總建築面積達808.9萬平方米，併成功搭建七大生態綠色系統，尤其是上坤紅樹灣獲評“2020年上海市建築節能和綠色建築示範項目”。
日前，上坤地產發佈的未經審核數據顯示，今年前6個月公司實現銷售額167.2.1億元，對比克而瑞此前發佈的《2020年1-6月中國房地產企業銷售榜TOP100》中的全口徑銷售額，今年前6個月的銷售額上升約66.7%，業績實現進一步增長。
此外，公司上半年以來接連通過收併購、招拍掛、合作開發等方式獲取了多個優質地塊，在拿地窗口期進行新一輪的優質土儲的擴充。根據近期克而瑞發佈的《2021年1-6月中國房地產企業新增貨值TOP100排行榜》顯示，今年上半年，上坤地產新增土地建面191.6萬平方米，新增貨值達到242.1億元，新增土地面積和貨值分別位於TOP47、TOP57，將為未來高質量業績增長提供強有力的支撐。
