深圳控股(00604.HK)聯手萬科81.91億元拿下中山一宗地 將打造大灣區西部新地標

格隆匯6月27日丨深圳控股(00604.HK)宣佈,於2021年6月23日,深業泰然置地公司(公司的間接非全資附屬公司)與合肥萬科(萬科的間接全資附屬公司)透過中山市公共資源交易中心舉行的公開招標程序,以人民幣81.91億元的投標價中標購得中山市自然資源局招標出售作混合用途的該土地的土地使用權。項目公司(為項目投資者將成立的單一目的公司)將於該土地上開發混合用途綜合體,作住宅、商業、文化及公共事業用途。集團的意向為由項目公司建設於該土地上的所有物業,待銷售條件達成後,視市場情況進行分批銷售。

深業泰然置地公司及合肥萬科將成立一間單一目的公司,以收購、開發、建設、管理、持有、出售及租賃該土地。深業泰然置地公司及合肥萬科將各自持有項目公司50%股權,項目公司的初始註冊資本將為人民幣10.00億元。項目投資者將按照彼等的股權比例就項目公司的註冊資本出資,以及向項目公司提供所需資金(在沒有對外舉債集資的情況下)。集團的資本承擔總額約為人民幣140億元。

該土地位於深中通道中山市側橋塔,將為深圳都市圈向珠江口("珠江")西岸擴張的第一站,以及深圳與中山兩市開展產業合作的起步點。

該土地即將打造成大灣區西部具影響力的超級綜合體及翠亨新區的地標,將設有風格獨特的高層建築(將命名為"未來之門"的雙子摩天大樓)、會展中心、聯檢大樓、兼具文旅及商業特色的嶺南風情水街、學校、高尚公寓及大型住宅社區。

是次在中山市中標投得該土地為集團實現於"十四五規劃"期間大幅擴展邁出一大步,亦為隸屬深圳市國有資產監督管理委員會的公司全力參與粵港澳大灣區建設奠定里程碑。未來,集團將繼續落實粵港澳大灣區的戰略規劃。

由於中山市自然資源局對潛在投標者訂定若干資格要求,包括提供資金證明及必須曾經獨立開發具特定規模的商業綜合體及商住混合綜合體,故項目投資者藉着結合雙方的經驗及資源,併發揮綜合優勢把握機會,從合作中獲益。此外,合作組成項目公司亦將把項目投資者各自承擔的投資風險降低,併為雙方創造更大回報。
