經絡:現樓按揭宗數連升兩月 首四個月樓花按揭創十年低

根據經絡按揭轉介研究部及土地註冊處最新資料顯示,今年4月現樓按揭宗數為6,266宗,較3月的6,248宗輕微上升0.3%或18宗,連升兩個月。而該月的樓花按揭宗數為306宗,較3月的355宗下跌13.8%或49宗。

另外,今年4月現樓按揭宗數比去年同期5,555宗增加12.8%或711宗;樓花按揭宗數比去年同期295宗增加3.7%或11宗。今年首四個月計,現樓按揭宗數錄得27,740宗,對比去年同期的23,328宗上升4,412宗或18.9%,並創三年的首四月新高。今年首四個月樓花按揭宗數則為1,440宗,對比去年同期的3,085宗急跌53.3%或1,645宗,創十年的首四月新低。

經絡按揭轉介首席副總裁曹德明表示,年初至今二手市場旺勢持續,令現樓按揭宗數連升兩月,估計升勢仍有機會持續。反之,縱使一手市場近期成交不俗,但受新按保政策影響,部份客戶選用「建築期方式」付款,藉以承造高成數按揭,因此樓花按揭宗數未能即時反映。在現時疫情受控以及低息環境等利好因素,對樓按市場有正面支持,相信未來現樓及樓花按揭宗數將逐步回穩。

現樓銀行市佔率方面,中銀香港(02388.HK)連續十一個月蟬聯冠軍寶座,市佔率達到21.6%;匯豐銀行則以市佔率21.4%排名第二位;而恆生銀行(00011.HK)以市佔率達12.4%排名第三;渣打銀行排名第四,市佔率達12.4%;花旗銀行排名第五,市佔率達4.8%。現樓首五名銀行排名與上月不變。

樓花排名方面,匯豐銀行連續三個月奪得冠軍寶座,以市佔率21.6%排名第一;中國香港屈居亞軍,以市佔率18.6%排名第二;恆生銀行則以市佔率達16%排名第三;渣打銀行排名第四,市佔率達15.7%,東亞銀行(00023.HK)上升一級排名第五,市佔率為5.6%。

此外,今年3月四大銀行現樓市佔率由上月68.1%下降至67.9%,連跌四個月,而中小型銀行市佔率則由上月31.9%上升至32.1%。
