格隆匯3月30日丨深圳控股(00604.HK)公佈,截至2020年12月31日止年度,公司收益188億港元,較去年上漲26.0%;毛利88.15億港元,較去年上漲72.0%;綜合毛利率較上年提高12.5個百分點至46.9%;房地產銷售毛利率較上年提升15.8個百分點至52.8%。權益股東應占溢利為37.23億港元,投資物業及金融資產公允價值共計減少11.47億港元;如剔除集團投資物業及金融資產公允價值變動的淨影響,權益股東應占溢利為45.53億港元,較去年上漲48.7%。董事會建議派發末期股息每股11.00港仙。
期間集團克服調控政策持續收緊、部份項目受疫情影響推遲發售等不利因素影響,努力推進銷售工作,全年實現合同銷售金額約145億元人民幣,其中大灣區項目佔比約74%。住宅項目頤灣府實現清盤,馬鞍山深業華府獲得當地銷量冠軍;寫字樓項目泰然立城及智豐大廈完成約35.6億元人民幣的大宗銷售,在深圳寫字樓市場低迷的背景下取得優異的成績。
2021年是集團十四五規劃的開局之年,集團將密切關注政策和市場變化,全力推進各項經營工作。2021年集團全年可售貨值約320億元人民幣,全年合同銷售目標為180億元人民幣,較2020年銷售額增長24%。
集團將持續優化投資物業的業態結構,提升商業運營收入,推進深業上城寫字樓、深業中城、泰富廣場等項目的招商,租金收入力爭達到20%-30%的增長目標;加速運營服務板塊業務拓展,在傳統住宅小區及產業園區運營服務的基礎上,拓展物管城市業務,服務城市,努力實現30%以上的業務增長目標。
