中梁控股(02772.HK)公佈年度業績 淨利潤達65.66億元 末期息32.5港分
格隆匯3月23日丨中梁控股(02772.HK)發佈公吿，截至2020年12月31日止年度，公司總收益為人民幣659.4億元，較2019年增加約16.4%；期間淨利潤65.66億元，同比增長5%；核心淨利潤（經調整後）為人民幣65.9億元，較2019年增加約4.6%；建議以現金派付2020年末期股息每股32.5港分，連同已付中期股息每股16.3港分，2020年股息總額為每股48.8港分，佔公司擁有人應占核心淨利潤約40%。
於2020年，集團合約銷售額達到人民幣1,688億元，較2019年的人民幣1,525億元按年增長約11%，超額完成2020年合約銷售額目標。
截至2020年12月31日止年度，集團（包括附屬公司、合營企業與聯營公司）收購117幅地塊，規劃總建築面積為1490萬平方米。已收購地塊（不含停車位）的平均成本約為每平方米人民幣4,767元。
於2020年12月31日，現金及銀行結餘為人民幣342.3億元及已收客户按金（合約負債）為人民幣1,209.1億。依託穩健的財務管理，集團的流動性良好，有息負債及淨負債率處於50強房企中的極低水平。截止2020年12月31日，集團總有息負債約人民幣541億元，淨負債比率約65.8%，加權平均融資成本降至8.5%。新的融資渠道及土儲城市能級提升，有助集團進一步優化財務結構，降低融資成本。
公司表示，集團一直堅持全國佈局，在去年已完成土儲結構升級，現時土儲主要位於具經濟活力的都市圈的二線及三線城市，具有較高的抗經濟週期及政策風險能力。集團連同其合營聯營公司預期2021年可售資源超過人民幣2,600億元，可銷售貨源充足、穩定並分散。根據當前市場環境，集團將2021年合約銷售目標定為人民幣1,800億元。在銷售實現穩健增長的同時，持續提升產品競爭力。同時，集團將謹慎管理現金流，保持高去化率與回款率，以及充裕的資金流動性，有效控制槓桿水平並持續改善債務結構，從容應對市場的風險及波動。
