中國中車(01766.HK)：大連公司簽署土地收儲合同，擬獲益13.23億元
格隆匯 12 月 30日丨中國中車(01766.HK)公佈，2020年12月30日，大連市自然資源事務服務中心與大連公司簽署了《國有建設用地使用權收購合同》。
收購補償標的物：1)土地：乙方中車大連機車車輛有限公司國有建設用地使用權面積為810,810.7平方米，對應的國有土地使用證號為大國用(2008)第03036號、大國用(2008)第03037號、大國用(2008)第03038號，四至範圍為國有土地使用證範圍。扣除工業遺產保護範圍137,463.2平方米，甲方實際收購補償乙方國有建設用地使用權面積為673,347.5平方米。
2)建築物1026棟：總建築面積約47萬平方米，其中：有證房屋為277棟，證載建築面積約33萬平方米；無證房屋749棟，測繪建築面積約14萬平方米。
3)構築物、設備及其他資產：構築物4053項，不可搬遷設備1,322項，可搬遷設備37,549項，樹木7,229株。
此次土地收購的補償費用總額為40.84億元人民幣，該收購補償費用包含收購補償標的物的綜合補償、停產停業損失補償(含利潤損失、職工安置補助和異地生產經營因素等)和搬遷獎勵。除上述收購補償費用外，甲方不再向乙方支付其他任何費用。
乙方按協議約定的淨地標準和淨地交付期限向甲方交付淨地後，甲方推進土地掛牌出讓，土地出讓成交後30個工作日內，甲方向乙方一次性支付收購補償費用40.84億元人民幣。
大連公司此次土地收儲係為積極適應市場變化和技術發展趨勢，符合產業結構調整升級的實際需要以及大連市人民政府打造軌道交通裝備產業新基地的戰略目標。大連公司通過此次項目取得的土地收購款擬用於大連公司旅順基地建設及大連公司日常運營。此次項目有利於大連公司轉型升級，有利於貫徹公司發展戰略，加快處置低效無效資產，實現高質量發展目標。
經初步測算，此次項目在扣除土地成本、房屋建(構)築物淨值、預估停工損失、人員安置等費用及相關税費後，預計截至2022年完成全部土地移交後，獲得淨收益總計約13.23億元人民幣。具體會計處理及相關財務數據最終以經會計師事務所年度審計確認後的結果為準。
