龍湖集團(00960.HK)獲惠譽展望上調至正面 全投資級評級持續夯實
12月14日,龍湖集團控股有限公司(“龍湖”或“公司”,港交所股份代號:960)欣然宣佈,國際權威信用評級機構惠譽(Fitch)已將龍湖展望調升至正面,發行人和高級無擔保債券評級維持BBB。龍湖亦成為2020年至今中國全投資級房企中唯一一家獲兩家國際機構調升評級/展望的企業。

惠譽認為,本次展望調整源於龍湖各項業務的向好發展及財務狀況的持續進步。基於合同銷售表現以及業務覆蓋範圍的廣泛性,龍湖被認為是中國領先的住宅開發商之一。
惠譽進一步強調,龍湖的經營勢頭強勁,地產合同銷售額持續創新高,投資性物業收入不斷上升,在中國地產開發和投資性物業領域均擁有領導地位;同時,龍湖也一直嚴格遵循穩健的財務政策。
2020年下半年以來,隨着中國疫情防控形勢持續向好,房地產市場也正加快復甦。在大環境的有力支撐下,龍湖集團把握市場機遇,於2020年前11個月實現地產開發合同銷售額2428.0億元,同比增長9.0%,目標完成率達93%,超過去年全年地產開發合同銷售額。
依靠高度的剋制與謹慎,龍湖維持着一系列財務指標的行業較高水準。截至2020年6月底,龍湖集團實現平均借貸成本4.5%,平均貸款年限6.45年,淨負債率51.4%,在手現金784.0億元,現金短債比4.55倍。
惠譽看好龍湖投資性物業(包含購物中心、長租公寓等)規模的擴大以及租金收入的增加,且槓桿水平保持穩定合理,逐年提升的經常性EBITDA利息覆蓋倍數也將為龍湖的評級提供有力支持。
此次評級調整,是繼2020年9月獲穆迪評級上調升至Baa2、2019年9月獲標普評級上調至BBB後,龍湖再次以紮實穩健的財務盤面獲得國際評級機構認可,其境內外機構全投資級評級得以持續夯實。
未來,龍湖將一如既往地滿懷善意又踏實進取,在“空間即服務”戰略的指引下,不斷打磨與升級空間營造與服務的能力,交付更具生命力的空間、提供更有温度的服務。
