大和:料內房將減價推盤以達全年目標 首選世茂集團(0813.HK)等4股
大和發表行業報告指,該行所追蹤的內房發展商於11月合同銷售表現具彈性,帶動今年首11個月銷售增長擴大至12%,估計部分房企在12月或會加快推出項目作衝刺,以達其全年銷售目標,並續列世茂集團(0813.HK)、合景泰富(1813.HK)及旭輝控股(0884.HK)為該行中大型房企之首選,予買入評級,目標價分別為40.6港元、17.5港元、8.4港元;至於大型房企則偏好華潤置地(1109.HK),予買入評級,目標價42.8港元。
大和指,其追蹤的內房於11月銷售按月下跌2%,惟按年大增26%;普遍房企已達全年銷售目標的93%,其中恆大(3333.HK)、越秀地產(0123.HK)、中國金茂(0817.HK)及時代中國(1233.HK)已完成其全年目標。
該行又指,首11個月旭輝、合景泰富、世茂及中國融創(1918.HK)等房企只達全年目標之86至88%,故料相關發展商於12月將推出更多新項目,同時料會減價推盤及提供更靈活的付款方式等。展望明年,該行預期主要內房合同銷售增長平均介乎10至15%,少部分增幅可達逾20%。
