央視提房企高槓杆轉向輕資產——代建業務第一股綠城管理(9979.HK)
格隆匯10月31日丨昨晚央視經濟信息聯播在報道《房地產市場觀察 高槓杆轉向輕資產 城市更新帶來新商機》時稱,伴隨未來新的監管規則不斷的擴大適用範圍,過去房地產行業依靠融資比拼規模的發展模式將發生變化,對此房企紛紛開啟轉型之路。
國內已有一類房企通過發展代建業務實現輕資產化運作。與傳統房企不同,這類房企不拿地也不融資,而是與持有土地的政府或企業合作開發輸出品牌管理與資源,並獲取收益。

目前,綠城、雅居樂、金地、建業等房企都已佈局代建業務。央視重點提到,今年7月,綠城管理(9979.HK)作為國內房地產代建行業第一股登陸香港聯交所得到了資本市場的認可。綠城管理行政總裁李軍在接受央視採訪時表示:“代建是一種輕資產開發模式,符合投資與開發相分離的大趨勢,這也符合供給側改革的要義。”
