保利地產(600048.SH)半年度歸母淨利潤升1.69%至101.24億元
格隆匯 8 月 24日丨保利地產(600048.SH)發佈2020年半年度報告，實現營業收入736.77億元，同比增長3.59%；淨利潤133.22億元，同比增長2.8%；歸母淨利潤101.24億元，同比增長1.69%；歸屬於上市公司股東的扣除非經常性損益的淨利潤97.16億元，同比增長0.46%；基本每股收益0.85元。
報告期內，公司毛利率為35.72%；隨着合作項目增多並陸續進入項目結轉期，公司實現投資收益21.06億元，同比大幅增長139%；淨利率同比小幅下降0.15個百分點至18.07%，利潤率相對保持穩定。
二季度以來，公司銷售持續向好，4月份簽約金額同比轉增，5-6月簽約金額同比增加10%，其中6月實現簽約金額688.53億元，創歷史單月銷售新高。2020年上半年，公司實現簽約金額2245.36億元，銷售規模位列行業前四。
報告期內，公司聚焦的38個核心城市銷售貢獻達到76%，區域結構保持穩定，其中珠三角、長三角簽約銷售均超過550億，銷售佔比分別提升至28%和25%，廣州實現銷售金額超260億元，佛山超150億元，杭州、南京、成都超100億元，北京、上海、青島、廈門等11城超50億元，城市深耕效果顯著。
報告期內，公司實現新開工面積2866萬平方米，竣工面積1213萬平方米。截至報告期末，公司待開發麪積6727萬平方米，其中38個核心城市佔比達58%。
公司上半年累計實現銷售回籠2023億元，回籠率達90.1%。另一方面，公司把握融資節奏，抓住市場利率窗口期融資，累計發行40億元公司債券、45億元中期票據，融資成本均為同期市場較低水平，以低成本儲備長期發展資金。
報告期末，公司資產負債率77.66%，扣除預收賬款資產負債率66.05%，為業內較低水平。截至報告期末賬面有息負債3021億元，有息負債綜合成本僅約4.84%，較年初降低0.11個百分點，繼續保持業內領先優勢。貨幣資金達1257億元，為短期借款及一年內到期債務的1.96倍，資金結構安全。
