越秀房托(00405.HK):下半年着力强化经营 减利息支出

越秀房托(00405.HK)中期每单位分派9.9分人民币(下同),按年下跌27.2%,分派总额亦跌24.9%至3.19亿元。主席兼行政总裁林德良指出,期内基金管理人为租户提供约9,000万元租金减免,当中有约3,000万元於上半年业绩中反映,充分考虑到手头资金安排後决定作特殊分派3,200万元,中期分派收益率达约6.2%,与过去水平相若。

他表示,全球低息环境下有利房托发展,年内将有两笔债务到期,将减省再融资成本,强调未来会主动管理、强化经营、减利息支出,有信心下半年业绩将比上半年好。

受疫情影响,上半年四季酒店入住率降至34.2%,平均房价按年跌逾17%。林德良指出,响应国家以「内循环」驱动经济发展,酒店近期主攻珠三角周围地区休闲客群,至6月底入住率已回升至62.4%,7月份更升至75%,若汽车展览等大型活动可顺利举行,有信心下半年表示可恢复至去年同期的85%至90%。

写字楼收入净额按年升8.5%,出租率升至期末的94%。他表示,透过提供短租及多元化服务,续租租金继续录得升幅,当中广州国金中心续租租金升12%,白马大厦续租租金升14.8%,其他写字楼升5%至8%,透露下半年到期租户比例约13.6%,以续租率约60%至70%计,租金收入仍有提升空间。

问及收购机会,他认同疫情令市场上出现更多选择,会审慎考虑,也不排除将业务拓展至港澳地区。
