長實集團(01113.HK):對中港市場充滿信心 續吸納土儲
長實集團(01113.HK)公布向由禹洲集團(01628.HK)及瑞卓置業分別持股50%的買方出售位於成都名為「南城都匯商住項目」之物業發展項目,料錄約38.11億元出售收益。
長實集團補充指,成都南城都匯項目設有23,253個單位,包括住宅及商舖,在之前的銷售活動中已售出16,503個單位,最近大手出售的部分涉及剩餘6,750個單位及部分車位。長江實業將在項目公司中保留一名董事,其將協助項目運營,住宅單位亦將精裝修升級後推出市場。
公司指,過去十年,長江實業在內地之物業銷售收入平均約每年280億元,計及是次大手出售成都南城都匯項目單位所獲得收入後,本年度之物業銷售步伐預計跟過去十年相若。現時本港及內地為長江實業地產業務的重點市場。單計內地,長江實業現時擁有逾50個房地產項目,分佈於20多個城市。截至去年底,長江實業的現金結存約600億元,具備充裕資本持續於本港及內地積極吸納土地儲備以配合地產業務發展。
長江實業資深顧問李嘉誠及主席李澤鉅均對本港及內地充滿信心,除了長江實業於本年5月下旬以49.5億元投得將建成超過2,800個單位之安達臣道地皮外,李嘉誠及李澤鉅亦透過共同持有之公司及李嘉誠基金會擁有之公司,先後多次增持長江實業股份,單計最近十二個月,已累計斥資近32.8億元。
