新股異動 | 金融街物業升逾36%,最高一手賺2720港元
uSMART友信智投7月6日消息,上市首日,金融街物業高開高走,午後升幅進一步擴大,截至14:19分,金融街物業最高觸及10.08港元,升幅36.68%,不計手續費,IPO最高一手賺2720港元。
金融街物業是一家中國國有綜合物業管理公司,於業內有25年以上經驗。根據中指院報告,就綜合實力而言在2020年中國物業服務百強企業中排名第16位。
金融街物業的總收入由截至2017年的7.57億元(單位:人民幣,下同)增加至截至2019年12月31日止年度的9.97億元,複合年增長率為14.8%。年內溢利由2017年的8270萬元增加至截至2019年12月31日止年度的1.13億元,複合年增長率為17.1%。
此次國配獲得20倍認購,這個數字屬於近期TOP3的數字(康基醫療:29.05倍,海吉亞醫療:25倍,沛嘉醫療-B:20倍)。
從估值來看,金融街物業以中間價7.36港元定價,發行市值26.5億港元,在已上市的22隻物業股中排在中下位置。對應2019年靜態市盈率約21倍,寶龍商業約59倍,港股物業股的中位數約40倍,綜合考慮金融街物業的增速,其估值較合理。
