大和:維持太古地產(1972.HK)“買入”評級 目標價40.1港元
大和發表研究報告表示,太古地產(1972.HK)於香港寫字樓市場地位強勁,根據最近對香港寫字樓的分析,港島東為處於最有利的位置,將可支持太古地產的基本面及派息能力,維持其“買入”評級,目標價40.1港元。
該行指,在過去15年香港甲級寫字樓市場主要由中環主導,中環每平方呎租金達12-20美元,而灣仔、銅鑼灣、港島東及尖沙咀每平方呎租金約5-12美元,九龍東為3-5美元,但該行相信港島東將會成為在中環以外最強勁的市場,並可受惠於來自中環租户的進駐。同時該行認為太古廣場亦逐漸成為中環的中央部分。
該行又指,太古地產可透過出售資產獲得收益超過270億港元,以支持未來的股息增長。
