美好置業(000667.SZ)2019年度淨利潤降73.12%至6688.66萬元
格隆匯6月5日丨美好置業(000667.SZ)發佈2019年年度報告，實現營業收入36.59億元，同比增長45.19%；歸屬於上市公司股東的淨利潤6688.66萬元，同比下降73.12%；歸屬於上市公司股東的扣除非經常性損益的淨利潤6051.13萬元，同比下降74.97%；基本每股收益0.0268元，公司計劃不派發現金紅利，不送紅股，不以公積金轉增股本。
歸屬於上市公司股東的淨利潤減少的主要原因是：裝配式建築業務、現代農業業務處於投資階段，業務尚在發展初期，各項費用開支較高，裝配式建築業務產生虧損額55,350萬元，影響歸屬上市公司股權的淨利潤-27,121萬元；現代農業業務本年度產量未達預期，固定費用較高，產生虧損額15,322萬元；公司本年度房地產業務回款604,092萬元，期末預收賬款累計餘額達900,588萬元，但尚未達到結算條件，以後期間將隨着項目交付逐步確認收入。
報告期內公司房產業務銷售簽約額67.38億元，銷售面積58.15萬㎡。在推進業績達成的同時，房產業務通過設計標準化、產品配置標準化、標準構件做法等專項工作提升產品競爭力；裝配式建築業務2019年簽約訂單額38.97億元(主要為EPC工程項目)。從裝配式建築簽約對象分類，外部項目簽約28.75億元，佔比73.78%，內部項目10.22億元，佔比26.22%。從簽約區域來看，華中地區(武漢，荊州)簽約佔比35.48%，華東地區(合肥、南京、蘇州)簽約佔比22.36%，華北地區(北京、天津、鄭州、山東)簽約佔比25.23%，華西地區(重慶、成都、西安)簽約佔比6.33%，華南地區(長沙、廣深)籤約佔比10.6%。
產業興鎮業務主要圍繞湖北洪湖新灘美好未來新城(一期)PPP項目(“洪湖新灘項目”)和武漢蔡甸索河未來田園小鎮項目展開。洪湖新灘項目2019年實現投資7.5億元，累計投資10億元。公司於2019年9月29日與武漢市索河政府簽訂了《索河未來田園小鎮投資協議》，索河未來田園小鎮項目位於武漢市蔡甸區嵩陽大道示範帶，規劃範圍12.89km2，打造以農文旅為核心的三產融合集羣。
現代農業業務方面，截止2019年末，現代農業累計土地流轉8.5萬畝，改造蝦稻田達8萬畝，實現小龍蝦養殖面積3.5萬畝，水稻種植面積3.4萬畝。(部分流轉土地以“雙水雙綠”模式開展種養殖)
