格隆匯6月5日丨美好置業(000667.SZ)發佈2019年年度報告,實現營業收入36.59億元,同比增長45.19%;歸屬於上市公司股東的淨利潤6688.66萬元,同比下降73.12%;歸屬於上市公司股東的扣除非經常性損益的淨利潤6051.13萬元,同比下降74.97%;基本每股收益0.0268元,公司計劃不派發現金紅利,不送紅股,不以公積金轉增股本。

歸屬於上市公司股東的淨利潤減少的主要原因是:裝配式建築業務、現代農業業務處於投資階段,業務尚在發展初期,各項費用開支較高,裝配式建築業務產生虧損額55,350萬元,影響歸屬上市公司股權的淨利-27,121萬元;現代農業業務本年度產量未達預期,固定費用較高,產生虧損額15,322萬元;公司本年度房地產業務回款604,092萬元,期末預收賬款累計餘額達900,588萬元,但尚未達到結算條件,以後期間將隨着項目交付逐步確認收入。

報告期內公司房產業務銷售簽約額67.38億元銷售面積58.15萬㎡在推進業績達成的同時,房產業務通過設計標準化、產品配置標準化、標準構件做法等專項工作提升產品競爭力裝配式建築業務2019年簽約訂單額38.97億元(主要為EPC程項目)。從裝配式建築簽約對象分類,外部項目簽約28.75億元,佔比73.78%,內部項目10.22億元,佔比26.22%。從簽約區域來看,華中地區(武漢,荊州)簽約佔比35.48%,華地區(合肥、南京、蘇州)簽約佔比22.36%,華北地區(北京、天津、鄭州、山東)簽約佔比25.23%,華西地區(重慶、成都、西安)簽約佔比6.33%,華南地區(長沙、廣深)籤約佔比10.6%

產業興鎮業務主要圍繞湖北洪湖新灘美好未來新城(一期)PPP項目(“洪湖新灘項目”)和武漢蔡甸索河未來田園小鎮項目展開。洪湖新灘項目2019年實現投資7.5元,累計投資10億元。公司於2019929日與武漢市索河政府簽訂了《索河未來田園小鎮投資協議》,索河未來田園小鎮項目位於武漢市蔡甸區嵩陽大道示範帶,規劃範圍12.89km2打造以農文旅為核心的三產融合集羣。

現代農業業務方面,截止2019年末,現代農業累計土地流轉8.5萬畝,改造蝦稻田達8畝,實現小龍蝦養殖面積3.5萬畝,水稻種植面積3.4萬畝。(部分流轉土地以“雙水雙綠”模開展種養殖)
