格隆匯3月30日丨紅星美凱龍(01528.HK)公佈2019年度業績,2019年全年,公司營業收入164.69億元人民幣(單位下同),同比增長15.66%;毛利107.34億元,同比增長13.87%;歸屬於母公司所有者的淨利潤44.80億元,同比增長0.05%;扣除非經常性損益後歸屬於母公司所有者的淨利潤26.14億元,同比增長1.85%;每股收益1.26元。
收入增加主要是由於自有/租賃商場及委管商場相關業務穩健發展,以及建造施工及設計業務大幅增長所致。業績表現主要是集團業務穩健發展,產業鏈延伸持續為客户提供高附加值品質服務,營業收入及毛利持續增長,業務擴張所需投入增加之綜合結果。
截至報告期末,公司經營了87家自營商場,250家委管商場,通過戰略合作經營12家家居商場,此外,公司以特許經營方式授權開業44個特許經營家居建材項目,共包括428家家居建材店/產業街。公司經營的自營商場和委管商場,覆蓋全國29個省、直轄市、自治區的212個城市,商場總經營面積20,986,950平方米。公司通過自營商場與委管商場雙輪驅動的發展模式佔領了一線城市、二線城市核心區域的物業,同時積累了豐富的商場營運經驗,不斷提升品牌價值,並構建了較高的進入壁壘。
報告期內,公司繼續執行自營商場的戰略性佈局政策,確保大多數自營商場在一線城市及二線城市,尤其是直轄市的核心區域的佈局。截至報告期末,公司經營着87家自營商場,總經營面積7,736,844平方米,平均出租率93.4%。其中,有20家分佈在北京、上海、天津、重慶四個直轄市,佔自營商場總數量比例達到23.0%,上述自營商場的經營面積2,084,277平方米,佔自營商場總經營面積比例達到26.9%。
報告期內,我們新開設了6家自營商場,另有3家商場由委管商場轉為了自營商場。截至報告期末,公司有33家籌備中的自營商場。未來,公司仍將繼續側重於在一線、二線城市的核心區域對自營商場予以戰略佈局。此外,公司憑藉着在家居裝飾及傢俱行業良好的品牌聲譽、成熟的商場開發、招商和運營管理能力,繼續在三線城市及其他城市迅速拓展委管商場。我們內部亦有着嚴格的篩選和評審機制來確保委管商場的穩步、快速發展。
截至報告期末,公司經營着250家委管商場,總經營面積13,250,106平方米,平均出租率93.5%(5)。其中,有134家分佈在華東、華北區域(不含上海、北京、天津),比例達到53.6%,上述委管商場的經營面積7,634,964平方米,比例達到57.6%。報告期內,公司新開設了35家委管商場,關閉了10家委管商場。
此外,有3家委管商場轉為自營商場。截至報告期末,公司籌備的委管商場中,有359個簽約項目已取得土地使用權證╱已獲得地塊。隨着全國社會經濟的整體水平的平穩發展、城鎮化戰略持續推進和居民人均可支配收入不斷提升,我們將在全國範圍內重點加快委管商場的發展步伐。
