新城發展(01030.HK)年度純利升15.55%至78.12億元 末期息31分
格隆匯3月28日丨新城發展(01030.HK)公佈,截至2019年12月31日止年度,公司實現營業額人民幣868.51億元,同比增長58.54%;毛利263.45億元,同比增長38.24%;公司權益持有人應占年度利潤78.12億元,同比增長15.55%,歸屬於公司權益持有人的核心盈利約人民幣68.02億元,同比增長20.1%;每股盈利1.32元,建議派發末期股息每股人民幣31分。
在"住宅+商業"的雙輪驅動戰略指引下,全體新城人同心協力戰勝了風險和挑戰,在確保業績穩步增長的同時,也推動了組織高質量的發展、體系建設的快速升級、及各項經營指標的達成。2019年,集團實現合約銷售約270,801百萬元,同比增長22.5%,按銷售金額排名保持了全國第8位;實現商業租金收入約4,069百萬元,同比增長92.3%,按商業廣場規模及租金收入排名保持了全國領先的位置。
2019年,集團的住宅與商業優勢互補、協同奮進,共同構築了未來可持續發展的核心競爭力。年內,集團以區域深耕為策略,堅持運營優先及高質量的高週轉模式,不斷髮揮規模優勢,通過在102個城市推出超過380個項目,實現了約2,708億元的合約銷售收入。其中,蘇州、蘇南兩家區域公司分別實現超過200億元的銷售業績,上海、南京、杭州、北京、天津、寧波六家區域公司的合約銷售分別超過100億元,另有10個區域公司分別實現了超過50億元的銷售業績。集團在持續挖掘已進入城市的需求並逐年提升市場佔有率的同時,也進一步加大布局北京、天津、長沙及昆明等熱點一二線城市,新增項目72個,新增土地儲備建築面積約2,508萬平方米,進一步夯實了區域縱深,為中長期發展續航提供了保障。於2019年12月31日,集團土地儲備已覆蓋全國105個城市,總土地儲備建築面積達1.24億平方米,為未來保持穩健發展提供了充足的可售資源。
值得注意的是,2019年,集團繼續加快推動吾悦廣場開疆拓土的速度,全年共新獲取吾悦廣場24座,新開業吾悦廣場21座,至年末共累計開業吾悦廣場63座,整體出租率超過99%,實現租金收入約40.7億元,進一步完善"吾悦"品牌及全國化佈局的同時,也為集團提供了穩定的利潤保障。於2019年度業績公告之日期,集團累計擁有124座吾悦廣場,分佈於全國80個城市,商業項目及在管面積位列行業前列。
