雅居樂(03383.HK)今年預售目標冀持平達1,200億元人幣
雅居樂集團(03383.HK)去年房地產預售額錄1,179.7億元人民幣(下同),涉及建築面積891.1萬平方米,分別按年增加14.9%及11.7%。主席兼總裁陳卓林表示,1月至3月中旬銷售受新型肺炎疫情打擊嚴重,預售額減少約40%,「第一季追不回來、餘下三季不敢想像」,因此期望今年預售額維持與去年相若,達約1,200億元。
惟他指出,集團2020年可售資源達2,200億元,可因應情況推出市場。去年度毛利率按年跌13.4個百分點至30.5%,他解釋,主要由於海南省調控政策,令期內該地區確認收入減少,拉低地產業務毛利率,認為達到30%左右水平已是行業態勢,利潤率則為約10%。他相信,海南相關政策正在逐步放寬,包括近期推出人才落戶、引入大型企業總部等,相信集團在當地擁有400多萬平方米土儲,涉及1,000億元貨值,項目平均毛利率及利潤率達50%及20%,預期日後政策放寬即可為集團帶來增長動力。
問到疫情影響,陳卓林指出內地買樓需求仍然強勁,近期土地市場公開拍賣、掛牌價也不便宜,相信樓價未會因此下滑。副總裁潘智勇補充,目前100多個在建項目復工率為約92%,銷售中心則為96%,除武漢、北京等重點地區外,相信其餘城市項目都可在月底全面復工。
離岸債市波動,潘智勇透露,集團今年已取得9億美元額度,另外銀行總授信額1,600億元當中仍有810億元未動用,會因應情況採用銀團、雙邊貸款等方式再融資,冀將借貸成本維持在約7%左右。
