仲量聯行:1月中環甲級寫字樓空置率升至4% 五年來最高

仲量聯行發表《香港地產市場觀察》,當中指出中環甲級寫字樓空置率於1月升至4%,為五年來最高,導致中環甲級寫字樓租金跌幅為各區最高,租金按月下跌1.1%至平均每平方呎120元。 中環的寫字樓租賃需求仍然疲弱,新租賃成交按月下跌49%。租務活動主要來自區內的輕微擴充需求。例如,廣發銀行承租交易廣場一期1.3萬平方呎樓面,將由同區另一幢甲級商廈遷入,並略為擴充樓面。 仲量聯行香港商業部主管鮑雅歷表示,整體甲級寫字樓於上月錄得17.36萬平方呎的負吸納量。現時的租賃需求仍然主要來自希望遷往非核心商業區的需求。新型肺炎疫症令寫字樓租賃需求減弱,個別企業暫緩租賃決定。市場尚有少樓面的租賃成交,租賃需求主要集中新興商業區。 投資物業市場方面,商廈及商舖物買賣交投仍然呆滯。仲量聯行大中華及香港研究部主管黃志輝表示,市場只錄得零星的細碼寫字樓成交,並以中環以外的寫字樓為主。商舖市場的投資者更趨謹慎,主要對非核心購物區價格在3,000萬元以下的細碼商舖較感興趣。
