城投控股(600649.SH):16.77億元獲得金山區朱涇鎮鎮區B18-03地塊
格隆匯2月17日丨城投控股(600649.SH)公佈,2020年2月17日,公司子公司上海城展置業有限公司(公司全資子公司上海城投置地(集團)有限公司出資90%,朱涇鎮集體資產經營聯社出資10%)與上海市金山區規劃和自然資源局簽訂《上海市國有建設用地使用權出讓合同》,主要內容如下:
此次出讓宗地為金山區朱涇鎮鎮區B18-03地塊(“城中村”改造項目—朱涇鎮水上新村地塊),出讓面積為69549.5平方米,坐落於金山區401街道5街坊P1宗地:四至範圍東至清泉路,西至沈浦涇路,南至眾安街,北至亭楓公路。
出讓宗地用途為普通商品房,出讓年限為70年,按交付土地之日(即交地確認書籤訂之日)起算。出讓宗地的國有建設用地使用權出讓價款約人民幣16.77億元。
地上建設用地規劃性質為三類住宅組團用地,地上建築容積率為2.2,計容面積153008.9平方米,地上建築限高60米。宗地內需配建23147平方米的徵收安置住房,由朱涇鎮人民政府按指定價格回購,用於地塊內徵收對象的安置。
該項目住宅套數下限為1672套,其中配建保障性住房建築面積應占該出讓宗地規劃總住宅建築面的5%以上,計7650.45平方米以上;全裝修住宅建築面積應占總住宅建築面積的50%以上(不含保障性住房等),計72679.23平方米以上;該地塊內中小套型住宅建築面積不得低於該地塊住宅總建築面積的60%,計91805.34平方米以上。
該出讓宗地的綠地率為35% ,綠化面積不小於24342.33平方米,集中綠地率10%。
