漳州發展(000753.SZ)子公司擬斥2.4億元設立合資公司 共同開發項目地塊
格隆匯11月25日丨漳州發展(000753.SZ)公佈，近日，公司全資子公司漳州發展地產集團有限公司(“地產集團”)與福建兆和房地產有限公司(“兆和地產”)註冊成立合資公司福建兆發房地產有限公司，合作開發漳州市自然資源局掛牌出讓的2019P12地塊。合資公司註冊資本8億元，其中地產集團出資2.4億元，持有30%股權，兆和地產出資5.6億元，持有70%股權。
福建兆發房地產有限公司經營範圍：房地產開發經營；自有商業房屋租賃服務；物業服務；建材批發。(依法須經批准的項目，經相關部門批准後方可開展經營活動)。
2019P12地塊情況如下：1.土地位置：龍文區南昌東路以北、浦頭港以西；2.土地面積：29,908.46平方米；3.出讓價格：6.61億元；4.土地性質：住宅用地-城鎮住宅用地(普通住宅)、商服用地-零售商業用地(商場、商店)；5.土地使用年限：住宅七十年，商服四十年；6.規劃指標要求：1.0
<容積率<2.6；建築密度<25%；綠地率>
30%；地塊微波通道控制區建築高度應符合限高的要求(建築物含頂部附屬設施的海拔高度不得超過70米)，微波通道控制區外的建築高度應符合漳州機場航空限高(建築物含頂部附屬設施的海拔高度不得超過90米)，住宅建築應高於18米；該地塊需設置一處面積不小於1500㎡的生鮮超市。
本地處漳州市龍文區中心地帶，鄰近錦繡一方商業廣場、人民廣場、漳州市第二實驗小學、漳州實驗中學、漳州客運中心站，距離漳州主要商業中心沃爾瑪商圈及萬達商圈均在兩公里以內，休閒、教育、生活配套設施齊全。
此次全資子公司地產集團與兆和地產設立合資公司共同開發項目地塊，有利於借鑑其先進管理理念和成功的開發經驗，實現更好的經濟效益和社會效益；也有利於公司房地產業務的可持續發展。此次投資不會對公司2019年度財務狀況和經營成果產生重大影響。
