中原:青衣「明翹匯」開價克制 首批折讓同區達15%至20%
佳明集團(01271.HK)旗下青衣「明翹匯」今日(23日)公布首張價單156伙,中原地產亞太區副主席兼住宅部總裁陳永傑回應稱,首批單位即供折實平均呎價約14,813元,較同區二手價有大折讓,類近樓齡及質素的盈翠半島及灝景灣,現時呎價約1.7萬至1.8萬元,明翹匯有15%至20%折讓,與荃灣區熱賣新盤「映日灣」貨尾呎價約1.8萬元同樣有明顯折讓。
陳永傑指,自《施政報告》公布放寬按揭,近期市場氣氛明顯好轉。「明翹匯」首批價錢克制,加上供應市場渴求的一、兩房細單位,均可承造九成按保,定必可起動市場,吸引買家入市,相信首批單位可以「一Q清袋」。
最近中美貿易戰及社會運動稍見紓緩,加上政府放寬按揭,多個新盤相繼推出,預計10月一手成交可達1,500宗,第四季料可錄4,500宗一手成交。二手方面則更樂觀,預計第四季單月二手成交量約3,000宗,整季可錄約9,000宗二手成交,料第四季一、二手成交量將創近年新高。
