中炬高新(600872.SH)擬投資8.85億元建食品科技產業孵化集聚區項目
格隆匯8月23日丨中炬高新(600872.SH)公佈，為進一步做大做強主營業務，增強競爭優勢，公司擬通過下屬全資子公司中山創新科技發展有限公司，實施食品科技產業孵化集聚區項目的投資計劃，達到年新增可出租物業面積約17.5萬平方米(以計容面積計算)。項目實現年均營業收入8545萬元，年均利潤總額4621萬元，淨利潤4249萬元。
項目已於火炬開發區珊洲村購置工業土地4.98萬平方米(合約74.6畝)，計劃建設食品及科技孵化樓、廚邦食品研究院(暫定名)及美味鮮人才公寓共11棟，總建築面積不超過21.5萬平方米(容積率3.5，計容面積不超過17.5萬平方米，不計容面積不超過4萬平方米)，建設期三年。
項目總投資額約8.85億元，其中初始投資53667.31萬元，後續在運營過程中項目將經過再改造，再投資34845.97萬元。初始投資資金主要以自籌為主，以銀行借款為輔，中炬高新擬增資4.76億元，將創新公司實收資本增加至5億元；後續改造主要以存續資金進行滾動投入。
項目的主要建設內容：項目佔地面積4.98萬平方米，建築面積不超過21.5萬平方米。項目主要建設內容包括：建設辦公、研發樓)可用作辦公或孵化廠房)9幢，共約14.5萬平方米；美味鮮人才公寓2幢，共約3萬平方米；架空層及地下室不超過4萬平方米。項目建成後，主要以辦公廠房形式為主，在運營期經過3次改造，不斷對孵化器進行升級，後期主要以寫字樓為主，並根據入園企業的需求，投入資金配套高水平的實驗室。
公司確立了“聚焦健康食品主業，把公司打造成為國內超一流的綜合性調味品集團企業”的戰略發展定位。本項目是在園區管理招商、建設、租賃、管理、服務多年經驗積累下，將根據健康食品發展所需，建設6000平方米的廚邦食品研究院(暫定名)，引進和孵化部分食品科技企業，延展整合食品產業鏈，拓展調味品健康食品多品類發展。發揮公司食品產業優勢，並帶動裝備製造、生物科學、電子信息等相關產業的發展，實現集團的資源整合，促進公司的健康食品業務持續健康發展。
國家級開發區建設管理是中炬高新成立最初的主營業務。隨着園區開發的日漸完善及調味品業務的崛起，工業地產業務佔集團整體的營收比例逐步下降。目前公司可出租房產面積約20萬平方米(多以舊式廠房為主)，年租金收入約3000萬元。該項目的實施，公司投資性房產面積將增加一倍，年均租金收入將增加兩倍，營業利潤也將大幅增加；為公司整體業績增長做有益的補充。本項目將提升公司投資性房地產的賬面餘額。
