深圳國際(00152.HK)就前海項目訂立土地整備協議書
格隆匯9月30日丨深圳國際(00152.HK)發佈公告,2019年9月29日,集團就於前海所擁有的全部五宗面積合共約38萬平方米土地(“前海項目”)的整備方案與深圳市規自局及前海管理局簽訂土地整備協議書。
據悉,在2010年國務院批覆《前海深港現代服務業合作區總體發展規劃》的基礎上,深圳市政府於2013年6月正式落實《前海深港現代服務業合作區綜合規劃》,前海將被打造成重點發展金融、現代物流、信息服務、科技服務等產業的國際化新區域。該綜合規劃指出前海合作區內已出讓的工業、倉儲用地(即原規劃條件下用地)變更為商業、辦公、居住用途(即新規劃條件下用地)。集團前海項目已納入深圳前海深港現代服務業合作區的範圍。
公告表示,簽訂土地整備協議標誌着集團推進已久的前海項目土地整備工作取得重大突破,進一步明確了集團在前海區域土地權益價值,為下一步順利簽訂土地出讓合同奠定基礎,同時未來也將有利於提升集團在該片區的資源價值,推動集團物流產業相關的土地綜合開發和發展。
前海土地整備補償將為集團帶來合共約人民幣83.73億元的土地價值。繼2017年度,集團已就前海首期項目確認税前收益約人民幣24.4億元后,前海餘下的約人民幣59億元的土地整備補償,將在土地出讓合同簽訂後,相關金額能夠可靠計量時,集團將予以確認為收益。
前海片區的土地價值自2015年1月1日到現在已有較大幅度的增長,加上未來前海片區作為粵港澳大灣區發展戰略的重要組成部份,開發前景廣闊。土地整備完成後,將進一步明確集團在前海片區的土地權益,同時隨着未來該置換土地資源的逐步開發及價值的逐步釋放,將有助於進一步促進公司業績的持續增長。
