深圳控股(00604.HK)中期纯利增长105.77%至4.47亿港元 中期息每股7.00港仙
格隆汇8月27日丨深圳控股(00604.HK)公布,截至2019年6月30日止六个月,实现收益44.04亿港元,同比减少61.04%;毛利14.82亿港元,同比减少61.83%;公司权益股东应占期内溢利4.47亿港元,同比增长105.77%;基本每股盈利5.31港仙;拟派中期股息每股7.00港仙。
公告称,集团期内实现合同销售额约64.36亿元人民币,同比增长49.4%。主要项目有:位于深圳的泰然立城、深业中城、泰富广场、深业东岭,以及马鞍山深业华府,惠州高榜山1号、万林湖等项目,其中深圳项目占比约75.9%。
根据区域分布,大湾区项目占已实现合同销售金额的86%,另外5%和9%分别来自二线城市和三四线城市。根据产品类型分类,住宅类产品占已实现合同销售金额的47%,商业类产品占比53%。
据悉,集团结转物业销售面积约16.4万平方米(不包括集团主要联营公司所占权益),比去年同期下降52.2%;实现物业销售净收入约20.52亿元人民币,,比去年同期下降74.5%。物业开发毛利率为37.7%,比去年同期上升1.4个百分点。
期内结转销售收入中,深圳项目占比为37.9%。期内,集团深圳项目平均毛利率约为47.8%,其他城市平均毛利率约为31.5%。
物业投资方面,于2019年6月30日,集团投资物业总面积约116万平方米,其中83.6%位于深圳。期内,集团实现租赁收入约5.04亿港元,比去年同期上升约14.8%,物业投资业务毛利率约77.7%,比去年同期上升2.1百分点。期内透过损益集团所属投资物业组合重估增值9310万港元,随着未来深业上城、泰富广场等项目建成和招商,集团投资物业的收入和规模将大幅上升。
土地储备方面,截至2019年六月底,土地储备规划总建筑面积约615万平方米(权益部份540万平方米),计容建筑面积456万平方米(权益部份405万平方米),其中在建项目规划总建面约386万平方米,计容建筑面积282万平方米。
集团于2017年提出聚焦大湾区的战略布局,并通过多种方式获取香港屯门、深圳、佛山等多个大湾区土地项目,同时陆续处置三四线城市低效项目,资产结构得到全面优化。深圳土地储备计容建筑面积占比达39%,大湾区土地储备计容建筑面积占比达61%,一二线城市土地储备计容建筑面积占比达62%。
