雅生活服务(03319.HK)上半年净利润增长62.9%至5.41亿元
格隆汇8月7日丨雅生活服务(03319.HK)公布中期业绩,截至2019年6月30日止六个月,公司实现收入22.41亿元人民币(下同),同比增长59.4%;毛利8.3亿元,同比增长62.6%;公司股东应占利润5.41亿元,同比增长62.9%;基本每股盈利0.41元;不派中期股息。
公告表示,2019年上半年,集团继续深化各业务线的协同,进一步延伸全业态全产业链布局,形成“物业服务”、“资产管理”、“公共服务”、“社区商业”四大产业板块协同发展的新格局,规模及业绩均继续保持高速增长。
期内,集团背靠两大股东,雅居乐集团控股有限公司及绿地控股集团股份有限公司,继续实施“雅居乐物业”和“绿地物业”双品牌发展战略,通过双方区域业务发展的深度融合,优势互补、提高区域能效、扩大业务规模,持续稳定承接来自两大股东的管理面积,建立并扩大在物业服务领域的品牌和规模效应。同时,集团积极推进第三方拓展及收并购,加速规模扩张,进一步扩大在不同区域和业态的辐射力及影响力。
同时,集团积极开展第三方拓展,在深耕大湾区、长三角、京津冀城市群的基础上,进入华中、华北市场,并突破西南、西北区域,获得区域内多个标杆项目,成功实现区域性覆盖,为深耕区域打下重要基础。此外本集团以丰富的拓展方式,深化与第三方开发商的战略合作,同时进一步完善全业态业务布局。期内,新拓展项目质量明显提升,实现了“量价齐升”的美好局面。
截至2019年6月30日止,集团在管面积及合约面积分别为2.112亿平方米及3.246亿平方米。其中,来自雅居乐集团和绿地控股的合约面积分别累计达7320万平方米及3410万平方米,较截至2018年12月31日止分别增长4.0%及55.0%,来自两大股东面积占总合约面积的33.1%。来自第三方项目的合约面积(含收并购贡献)累计达2.173亿平方米,较截至2018年12月31日止增长58.1%,占总合约面积的66.9%。
展望未来,随着城镇化发展和人们对“美好生活”的向往,物业管理行业将迎来更广阔的发展空间,行业集中度也将逐渐提升。集团将三管齐下,从高品质的服务、高速可持续的规模发展和高效的运营效益来提升综合竞争力,确立品牌优势,着力深化四大产业板块协同发展的战略布局。
