融創發佈2023年報:營收增長59.4%,24年新增供貨超85%在一二線

3月27日,融創中國控股有限公司(01918.HK)發佈2023年年報,2023年融創完成31萬套保交樓,由此帶動結轉收入提升,全年營業收入達到1542.3億元,同比增長59.4%。

"在去年的嚴峻市場環境中,融創交出了一份極為不易的保交樓成績,很有含金量,也給行業樹立了一個標杆!"一位市場分析人士評價説。

數據顯示,融創去年在全國101城交付31萬套,位列億翰2023年交付榜單第三,龐大交付量背後也有品質堅守,揚州印、青島融創·影都壹號獲中國土木工程詹天佑獎,北京融創香山壹號院、上海融創未來金融城分別獲得億翰評選的全國保交付標杆樓盤、完美交付標杆項目。

何以支撐一家出險房企,在"保交樓"行動中保持高質量的交付?既離不開政策的大力支持,也離不開企業的努力。

據瞭解,融創一直把"保交樓"作為核心任務,上下一心推動經營恢復、復工復產,同時還積極承接政策,不但得到了地方政府的大力支持,還憑藉優質資產、過硬產品力獲得資金支持,截至去年底共獲紓困基金和配套融資批覆資金超260億元,目前進入融資協調機制"白名單"的項目也有120餘個,多方合力有效保障全國項目保質、保量的順利交付。

在今年,融創將繼續積極承接保交樓支持政策,多措並舉,全力以赴,爭取完成超過20萬户交付目標。

剛一開年,融創全力衝刺交付的"開門紅",截至3月25日全國項目復工批次達到349個,累計到崗生產人員約39000人,整體復工率近80%。包括北京、上海、廣州、成都、重慶、天津、西安、昆明、鄭州、太原、南寧等超過80個城市的眾多項目均在有序開工建設中。

而融創相對優質、充裕的土儲,也在陸續轉化為銷售,為公司貢獻源源不斷的現金流,進一步助力交付工作。

據悉,融創2024年新增供貨近千億,超85%分佈在一二線核心城市,其中既有上海董家渡、黃埔亞龍兩個新項目,也有北京融創壹號院、上海未來金融城兩大熱盤加推,高質量、充足的貨值為未來業績打下基礎。

上述分析人士表示,本輪房地產行業調整的週期之長、影響之深,都超出了市場預期,目前房企在銷售、化債、恢復經營上的壓力仍在持續增加。但隨着政策顯效、信心恢復,行業復甦的大方向已比較確定。在這種背景下,融創通過努力、率先破局,在保交樓、資產盤活、經營恢復上取得顯著進展,也極大提振行業信心。相信在未來行業築底真正完成後,它能率先走出困境。
